It seems that everyone you speak to has an opinion on the market and where it's heading. Every article you read about the global economic crisis or the current state of the real estate arena is depressing. I'm at the point now where I don’t really want to know what is happening beyond our shores. I'm fed up with hearing all the bad news. I believe one of the telling factors to why many deals are not getting done is due to this negative energy that is taking over our industry. Agents are depressed, vendors are depressed and buyers are making crazy offers on top-end stock in the hope of picking up a bargain. Who can blame them, I would be doing the same thing. (read more)

Auction Listings for 2009

While most agents are beginning to switch off and finish 2008, the smart agents are driving their auction listings for 2009. Now is the time that you need to be listing for the New Year and preparing for a big start. One of our clients has already personally booked in 7 on site auctions for February 2009. It is important to generate listings because the financial rewards will not be realised until early to mid April at best. If you leave it until January or February to start listing you are leaving your run too late to gain an advantage over your competitors and you will be left behind. It may seem like 2008 is ending but you need to lift your productivity now as the next 3 weeks are critical to gaining market share in 2009. (read more)

Vendor bids – what are they and how can you use them effectively?

A vendor bid is a bid made at an auction on behalf of the vendor. Pretty simple I know but why does it get so complicated and why are some agents so against using them? I love using the vendor bid and we use them in almost every auction we conduct. In many states throughout Australia you are entitled to have as many vendor bids as you like. In NSW we are only allowed one vendor bid.(read more)
